Buying a property is merely the beginning of our relationship as far as we are concerned. We act as partners to more than 280 tenants in 5 European countries. In addition to comfortable premises, we also provide a wide range of services relating to operation and management of real estate and property. From budget planning and lease agreements, all the way through to handling of day-to-day operations.
We actively manage all of the properties in our investment portfolio - in the Czech Republic we have our own team, whereas abroad we rely on our associates proven over many years of collaboration. Every tenant knows exactly who to contact if they need anything.

We manage our buildings to a very high standard
Our team takes care of all aspects of property management. We make sure that our buildings comply with all of the regulations and requirements. We create operating plans and budgets, draw up lease agreements, handle insurance claims and perform maintenance of outdoor areas - from greenery to advertising space.
We prepare the property for its new tenants and handle implementation of the necessary structural modifications, including waste management. We are connected directly to a central security desk. We perform regular inspections and checks on the operational status of buildings as well as service inspections. We arrange structural engineering, including complete turnkey remodelling of shops.
We reduce costs
We perform regular maintenance of our properties as well as implementing effective energy management and a sophisticated ESG strategy. This reduces environmental impact and increases operational efficiency. We optimise operation and maintenance costs to increase the value of the portfolio together with generation of significant savings.
Cost savings are also achieved by sharing services for our tenants. Within the framework of service agreements, we tender the best prices for regular maintenance of building equipment, including remote monitoring of the technology used. These services are then used to care for our properties in general, not just for individual shops. We have been active on the market for many years, so in addition to our knowledge, we also have the necessary contacts and know where to go for specific services.

We ensure stable and high-quality operation of real estate. This allows our tenants to focus on what is important to them - their work. We respond quickly to requests and resolve even minor problems without delay.
Whether this concerns repair of malfunctioning technology, settlement of insurance claims, administration of agreements, or development of land, we are always available. We have a long-standing and personal relationship with our tenants, so the members of our team are often familiar to staff on the shop floor.
